 New Park to be built next to town hall.

BIG NEWS!!! Construction on Phase 1 has begun.   The committe has received a matching funds grant to raise approx $1.2 million to build phase one of the park. The park will be built on land leased from ESC located on Murdock Rd. Plans are to build several muti use fields, tennis courts, basketball courts, walking trails and an ampitheatre. Additional donations are needed to fund the park.

 

 

New "Main St" for Troutman

 Project was postponed. Please tell your town officails that this is a much needed project. If they build it one block at a time starting behind Pellegrinos this could be a great project.

 

 

25 baseball fields being built between Troutman and Mooresville

  A development group plans to build a $20 million national invitational youth baseball complex off Rankin Hill Road between Mooresville and Troutman by 2013.The complex would be on about 170 wooded acres the development group has already assembled. Its 25 ball fields would be on 111 of those acres, commissioners said. The complex would also include about 1,400 parking spaces and a 4,000- to 5,000-seat stadium. The group that will be developing the complex is  Americas Park LLC, They have developed a similar park in NY called Cooperstown Dreams Park .WOW!!

There is a lot going on in and around the Troutman area. At exit 42   Auto Zone is now open  in front of the Troutman Lowe's.  Also just announced is a new Outlet Shopping center which will be located at exit 45 across from the Larkin Development. The Outlet Center is scheduled to open its first stores in 2011 with total completion by 2013(Delayed). The San Diego based Developer says the Outlet Center will have approx 350,000 sq ft of shopping and will feature such stores as Brooks Brothers, Coach, and Ann Taylor. The Center will bring approx 400 jobs to the area.

 Walmart - This project is no longer on the books.

Falls Cove- Crescent has bailed on this project. All of the land is currently up for sale. Hopefully another builder will take over this project. The land is priced to sell.

Hidden Lakes: Ranch and 2 story homes. Starting in the $180's. Built by Adams homes. Great quality and lots of home for the money.
Georgia Mills: All Brick Ranch homes on large lots. Priced in the $230's to the $280's. Sideload Garages AWSOME RANCH HOMES!!!. Lots of value for the money.

Wheatfield: 60 total homesites available now. Curb and gutter streets, park areas throughout. Homes starting in the $180's Hardwoods, Tile, Granite.  Offering excellent deals right now. Loaded ranch plan with a 3 car garge for $204,900.  Lots going on in this community, people love what they have to offer.

: 48 lots subdivision homes staring in the $200's. Large lots(Delayed)

The Villages at Oak Creek: (Talley Rd property) This property has changed hands multiple times. Rumor has it that it has been sold once again and the new developer is moving forward towards development. UPDATE: Property is up for sale again

 The town of Troutman is growing everyday. This page will give you an insight of what’s happening now and what is planned for the future for the town. I will update this page as often as possible so please check back for current news and events taking place in the Troutman NC area.

     Since the town of Troutman was discovered by Jacob Troutman back in 1778 a lot has changed, especially the addition of Lake Norman in the 1960’s. Surprisingly until now not much has changed in this town. It has been said that Troutman has basically looked the same for almost the last 20 years or so but all of that is starting to change in a rapid way. The little town of Troutman has been found! When I moved here just six years ago we used to joke that they could roll up Main Street at night because it was not needed, now just six years later almost 21,000 cars a day travel through the middle of town.

     Troutman is a very nice area to live with its small town feel. You can still go to the convenience store or the local car repair shop to get the latest gossip or rumors.  Currently the town only has approx 1600 residents but that is expected to grow to almost triple within the next 5 years or so. The town of Mooresville  just south of Troutman has seen such an enormous amount of growth that Troutman is the next area for development.

        I think that the appeal of Troutman is that people are looking for a great place to raise a family yet they still have easy access to life’s necessities. The town is located between two major interstates I77 and I40. The town is centrally located between Charlotte and Winston-Salem. Both can be reached in about 35 minutes. Plus lets not forget that the town of Troutman touches part of Lake Normans 550 miles of shoreline.

 

     Troutman also offers great schools for your children. Currently consisting of Troutman Elementary, Troutman Middle and South Iredell High. Troutman Elementary and Troutman Middle were just recently renovated and South Iredell High School is currently under the renovation process with the addition of new buildings and athletic fields. There is also a new K-12 school being built on the east side of Troutman that will be open for the 2009-2010 school year. It will have the capacity to hold 3500 students.      The Troutman Real Estate Market is on the move yet homes are still affordable here. New construction homes start in the $190,000 range and go up to over $2,000,000. Resale homes currently available start in the $80’s and go up to over $2,000,000 as well. The further you get away from Lake Norman typically the lower the price you will pay. If you’re thinking of moving here or are interested in buying an investment property now is the time before the major construction starts as this will only cause home prices to rise.  New Subdivisions seems to pop up everyday but we still have several existing communities in which to buy a home these include: BARIUM SEASONS VILLAGE, JACOBS WOODS, EASTERN HEIGHTS, ALEXIS LANDING, TALLEY RIDGE, MEADOW GLEN, SPICE WOOD, MARTHAS VINEYARD, TWIN CREEK ESTATES, WINDING FOREST, WINDSTONE CROSSING, NORTHLAKE, AND WILDLIFE BAY.

The amount of Development currently underway and planned is unbelievable; here is a list of what is currently planned or underway. I will update this list as much as possible

 

DEVELOPMENT IN AND AROUND TROUTMAN:

 

  1. LARKIN: A mixed use community which will be located at exit 45 off I77. To include approx 3500 residents, including an active adult community, a hotel, 1 million square ft of retail, 250,000 sq ft. of offices and a wellness center. Larkin will consist of 900 acres. The community will go from exit 45 to exit 49 in Statesville. (Delayed)
